Joseph Leno, CEO/Founder

Joseph Leno is the Founder and CEO of Impact Equities, a real estate investment and development firm focused on acquiring and repositioning residential, mixed-use, and commercial assets across the United States. With over a decade of experience in the real estate industry, Joseph has been involved in the acquisition and development of more than $250 million in real estate transactions.

Joseph brings deep expertise in sourcing and executing complex, value-add opportunities—particularly in distressed and off-market acquisitions. His specialty lies in pre-foreclosure and foreclosure properties, as well as non-performing and underperforming assets, rent-stabilized and rent-controlled buildings, and repositioning properties through design-led redevelopment. His portfolio spans everything from luxury single-family homes and historic townhome restorations to ground-up multifamily and mixed-use developments.

Prior to launching Impact Equities, Joseph was the Co-Founder and Principal of Quad Property Group, a real estate investment firm focused on the acquisition and management of multifamily properties across the Southeast U.S. During his time at Quad, the firm acquired over $30 million in multifamily assets in markets including Jacksonville, FL and Augusta, GA. In 2018, Joseph transitioned full-time to Impact Equities to expand into emerging markets and take on more vertically integrated development projects.

In 2023, Joseph and his team completed 21 Mt Hope Place in the Bronx—a 55-unit, 49,000+ square foot affordable housing development, delivering 100% income-restricted apartments to a high-demand New York City neighborhood.

Outside of real estate, Joseph is a classically trained vocalist, pianist, and actor, with a professional background in performance across stage and studio.

He is also the Founder and Board Chairman of the Joseph & Anna Leno Foundation, named in honor of his grandparents. The foundation provides grants and scholarships to gifted high school students pursuing careers in the performing arts.

At Impact Equities, Matt is responsible for conducting Investment Analysis, underwriting, deal origination, and market research across a diverse set of real estate investments. Prior to joining Impact, Matt interned at Astor Realty Capital, a private equity firm that placed LP equity in multifamily projects across various markets. Matt graduated magna cum laude from Binghamton University with a B.S. in Finance.

Matt also has a background in construction management; being exposed to all aspects of general contracting greatly enhances his ability to support construction/development budgeting.                                      

In his personal time, Matt enjoys traveling, playing golf, and snowboarding.

At Impact Equities, Vaughn plays a key role in Investment Analysis, underwriting, deal origination, and market research for a wide range of real estate investments. Prior to joining Impact, he interned at Union Property Capital, where he focused on budget forecasting and financial analysis for office and industrial properties in the San Francisco Bay Area.

Vaughn holds a B.A. in Political Economy with a concentration in Financial Economics from the University of California, Berkeley, and a post-graduate certificate in Coaching and Leadership from the University of San Diego.

As a right-handed pitcher, Vaughn competed for Division 1 baseball teams at both universities in the PAC-12 and West Coast Conferences. In 2024, at USD, he was an integral part of the university’s most successful baseball team, helping secure both the West Coast Conference regular season and tournament championships, and a spot in the NCAA Division 1 playoffs.

Outside of work Vaughn enjoys golf, snowboarding, watching soccer, and buying, selling, and trading sneakers.
